Strategic Advice - Vacant Possession
Spectrum were instructed to devise a Strategy that would guarantee The Crown Estate vacant possession of the St James’s Gateway Site from Quarter 4, 2009 onwards.
A Strategy was developed which would achieve this whilst maximising revenue and minimising holding costs and voids.
This Strategy was implemented with 26 Tenants to Programme and without taking any of the Contested Lease Renewals to Court.
Tenants were relocated into other Crown Estate properties nearby, thereby simultaneously maintaining existing Landlord & Tenant relationships and securing lettings on other vacant assets.
In two instances, pre-lettings were also negotiated with key retailers whom The Crown Estate wished to see return to the Redeveloped Scheme.
Charles and Jean are currently instructed to give VP advice on two further buildings with strong development potential.
